When a price is listed this way, it means that the seller currently is accepting offers on a property.
There may be a deadline date by which the property is desired to be sold, but not always. If there is, it will be listed in the descriptive text.
Usually the seller has in mind a price that he’d like to get, and if that price (or higher) is offered, he may either sell it or ask for final offers: if you’ve made a serious offer, and indicated that you would like to have a chance to raise your offer if someone else beats it, the seller will contact you to see if you want to raise or fold. Realtors have told us they don’t like to “get into a bidding war”, so if you are using a realtor, be sure and tell him if you do (or don’t) want to do this.
Please, be aware that if there IS a deadline on the property, the fact that your offer is not accepted immediately does not mean that it won’t be accepted when the deadline arrives. On the other hand, if you want a Yes or No at the time you make your offer, please make that clear when you do offer - if you do insist on a Yes or No, and your offer is turned down, you will NOT be contacted later. Also, if your offer is final and pending, you will NOT be contacted if outbid.
