on Alpine’s MAIN corner!

Kiowa Building and Kiowa Plaza, located on the North-east corner of the intersection of Fifth and Holland, in the heart of Downtown Alpine.

NOTE: “Kiowa Building” is NOT the same as “Kiowa Gallery”. Our building is located at 108 North Fifth Street, a few steps NORTH of the Plaza. The “Kiowa Gallery” is the art gallery on Holland Avenue, just EAST of the Plaza. In the aerial photos below, the word “SHOPS” is right on top of Kiowa Gallery… actually, to be precise, “SH” is on top of Kiowa Gallery, and “OPS” is on top of Alpine’s only movie theater.

Here’s a couple of aerial views of the property. We’ll be adding some more pictures as we can. If you need something specific, please feel free to contact us at the telephone number shown below.

Surrounding property, air view overhead, showing banks, newspaper, AmTrak station, shops (click for larger, clearer image)

The property, viewed from the South

Map: Click here for the map.

On the map, switch to Satellite View. Try out the Street View, too - for some reason, it comes up looking East, so you need to rotate the picture to look back toward the north (your left). As you do that, you’ll pan across Kiowa Plaza, which is about 70 x 80 feet, and currently being used for parking and occasional events (Gallery Night, Cinco de Mayo, et cetera). Note the famous mural, which is on the side of Kiowa Gallery (not part of this property).

Kiowa Plaza is right on the corner, at the “four-way” stop sign in Alpine, where virtually all north-south traffic passes, and all east-bound traffic as well. The Plaza is currently in use as a Parking Lot, and has room for twelve to fifteen vehicles.

Kiowa Building is located a few steps away, at 108 North Fifth. It’s just a half-block from Alpine’s two major banks, Alpine’s newspaper, and Alpine’s movie theater, and just a block from Alpine’s major restaurant, Alpine’s main bookstore, and the Brewster County Courthouse. The building is around 2500 square feet and almost completely open-plan floorspace with 14-foot ceilings (yes, with that wonderful old-timey decorative tin!), and can be easily remodeled for almost any commercial purpose imaginable - or as living space, if desired!

Although we would consider separating the two properties, and several local businesses have approached us wanting one or the other, we feel that they are certainly worth more together - every business needs parking, and this is the only property for sale downtown with its own parking.

The property is currently occupied by a bookkeeping service and an art gallery, which do not have a lease, and can be moved out on short notice.

ASKING PRICE: Make us a real offer!

What does that mean? It means that we are interested in selling, but not anxious about it. We’ve had people casually make offers for the last few years, with a range from ridiculously low to pretty dang close to too good to pass up. Make an offer, and we’ll talk.

If you’re an interested buyer, please contact us directly by phone at 432.386.3570 - or if you prefer to work with a Realtor, call your favorite one and point him or her to this web site - be sure and tell them to read the TOP LINE of the page where it says “REALTORS CLICK HERE”!!
